Replacement Cost vs. Actual Cash Value
Replacement Cost (RCV) pays to rebuild at today's prices. Actual Cash Value (ACV) deducts depreciation - often 30-50% less. Always insist on RCV.
Dwelling Coverage (Coverage A)
Should equal the rebuild cost - not the market value or what you paid. Rebuild cost is typically $120-$250/sqft depending on location and quality.
Deductible
What you pay before insurance kicks in. Higher deductible = lower premium. Wind/hail deductibles are often separate (1-5% of dwelling value in storm-prone states).
Extended / Guaranteed Replacement Cost
Covers rebuild costs even if they exceed your policy limit (usually +25-50%). Critical in areas with rapid construction cost inflation.
Liability Coverage
Pays if someone sues you for injury on your property. Standard $100K is often not enough - $300K-$500K is recommended by most financial planners.
Loss Assessment Coverage
